Temporary Fixes

Slapping a bandaid on a major repair like a roof vent is temporary. While wrapping a towel around the leak, or putting tape around the weak point may seem to stretch the life of the vent a bit longer, avoiding the repair doesn’t make the damage go away. 

If you can replace just the broken parts, you can avoid spending more than necessary on your roof vents. Replacing them when they become damaged will increase the overall longevity of your roof.

Whatever short term solution you choose, use the time bought by the temporary repair to plan out your permanent solution. If that means taking a weekend to repair the roof vent, most home repair stores have the necessary parts. If you choose to hire a professional, make sure they’ve got the experience and expertise to back up their work.

Steps for Doing It Yourself

For one who considers themselves handy, a roof vent repair is a fairly basic task. With the right tools and an afternoon to work on the project, you’ll find that replacing leaky vents isn’t a difficult task.

For an Angled or Pitched Roof:

  • Identify the cause of the leak. Knowing the anatomy of a roof vent will help you understand the points that could be leaking. Most often, it’s damage to the pipe or the metal flanging under the roofing materials. 
  • Remove the shingles or tiling around the vent. Carefully pry the roofing material around the vent pipe away from the area. Mind the structure and waterproofing on the underlayer. 
  • Carefully remove the flashing. Slide the edge of a pry bar under the flashing, and use a piece of scrap wood to lever the flashing away from the roof. 
  • Slide the flashing off. Be careful not to knock the pipe out of place, or to damage the space around the pipe. Remove nails from the flashing, and fill holes with roofing cement. Secure the new flashing with roofing nails and add roofing cement to seal. 
  • Re-install the shingles over the new flashing. Using roofing nails, and starting in the bottom row, layer the shingles to match the surrounding roofing. Seal the original nail holes with roofing cement. 

For a Flat Roof:

  • Clear a 4 foot square of space away from the vent. Then, clean all gravel and other debris clear of the area you’ll be working on. 
  • Find the edge of the flashing, and cut around it, through the roofing felt. Using a pry bar and scrap wood, carefully pry it away from the roof. 
  • Lift the flashing off of the vent pipe, and inspect the pipe for damage. Careful not to knock the pipe out of place. 
  • Position the new flashing on the pipe and mark the footprint it leaves. Use this marking to cut away the roofing felt around the pipe. 
  • Cut a patch to match the space removed. Create a layer of 15 lbs roofing felt for each segment of roofing you can see in the hole. Mark a hole for the vent pipe, and cut it from the roofing, felt layers so that they will fit snugly over the pipe. By alternating roofing cement and felt, fill the hole around the vent until the top layer of felt is even with the roofing material. 
  • Carefully position new flashing on the vent pipe, and line it up with the patched hole the way the previous flashing was. Use roofing nails to secure the new flashing and seal with roofing cement. Using pliers, fold the vent pipe edging over to lock the flashing in place. 
  • Create another layer of roofing felt that is 3 inches larger than the hole, and a 2nd that is 6 inches larger. Layer them with the roofing cement to seal the new patched roof vent. 
  • If you swept gravel off the space in step 1, use it to cover the bare spot. Otherwise, you’re done. Carefully climb down and appreciate your hard work.

What are Fascias? 

Fascia boards are the very long, straight boards that line the lower edge of a roof. It’s the point where the board meets the edge of the pitch on the roofline. These boards are attached to the bottom ends of roof trusses and essentially protect the space between the roof and the outdoors. The issue with fascia boards is that they can be damaged quite easily if they are exposed to flying debris such as a tree limb or hail. They are also prone to wood rot if the gutters are not functioning properly. 

Fascias have a lot of work to do. They can support a lower edge of the bottom row of roofing tiles, and they also have the task of carrying all the guttering. Fascias must be built well because they help stabilize and direct gutters. You can imagine how much force these boards have to withstand during the severity of a storm! Fascia boards need to be strong because they must be able to withstand many pounds of force and several gallons of water per second. 

While fascias are found in all modern home designs, older homes from the Victorian or Colonial eras will instead have a more ornate roof overhang. Back in the day, the belief was that a large enough roof overhang would prevent rain from getting back into the house. This was proven wrong time and time again, which is why fascia boards and soffits were invented.

The issue with damaged or rotted fascia boards is that it can be difficult to tell if the wood underneath is rotted unless you remove the guttering. A rotted fascia board will not be able to support a gutter that is weighed down by heavy rains or compacted snow. If enough snow accumulates, it could cause a critical failure in the fascia boards, which would end up causing a lot of damage. 

Fascia boards are also very visible, which is why you always want them to be in tip-top condition. Attractive and stable fascia boards will add a large amount of curb appeal while also protecting your home from the outside elements. 

Aluminum fascia is the aluminum board that runs over the subfascia (the wood). This will help make the home exterior look great while also protecting your home and the underside of your roof.   • Fascia provides the opportunity for a soffit to close off the attic space 

What Are Soffit Boards? 

Soffit boards, or a soffit, is the layer of aluminum, vinyl, or wood panelling that secures the space between the top piece of the wall board to the bottom of the fascia board. Soffit boards are crucial because they allow a healthy amount of air circulation in your attic. It’s just one of the many roof ventilation systems that go towards equalizing the interior temperature of your home. 

A steady airflow needs to be achieved in a roof to maintain temperature and minimize water damage, and the sofft is one of the most important aspects of this ventilation. Not only will soffit allow cool air to come in, it will also warm air to escape.

Wood roofs tend to last the same amount of time, but cost 6x more than that.

3. How long can you expect a shingle roof to last in Florida?

This depends on how hard your roof is hit by inclement weather. It also depends on how old your roof is when it gets hit by a strong storm. For example, 30% to 50% of roofs require reroofing if they are hit by a storm over 120mph. This dramatically reduces the statewide average, which is about 12 years for 3-tab asphalt shingles and 15-20 years for better-quality and more-expensive architectural shingles.

4. When should an asphalt roof be replaced?

Check your attic. If you are seeing beams of light come through the roof (very bad) or stains and streaks (not as bad), it may be time for a new roof. Or at least a roof repair. 

Check the home repair records. Hopefully, the previous owners know when the roof was replaced if you do not. If it’s been over 15 years, make sure to get an expert out there. 

Check the shingles. It’s not too hard to do. If your shingles are cracked, damaged, or buckling, you’ll need to repair this, as broken shingles can lead to leaks, mold, and structural damage. 

If your roof is sagging, your roof is rotting. 

Is your roof a breeding ground for moss? 

3-tab asphalt shingles are a great choice for Florida Roofs because they are cost-effective, they provide adequate protection, and they are very customizable. However, 3-tab asphalt shingles have been on a slight decline in the market due to architectural shingles. 

Architectural Shingles for Roofs in Florida

Architectural shingles, otherwise known as laminate shingles or dimensional shingles, differ from the look of the traditional 3-tab asphalt shingle. Architectural shingles consist of various shapes and sizes to give them a more layered (dimensional) look. While they are more expensive than regular 3-tab asphalt shingles, they provide a greater degree of protection. 

Since they have more of a dimensional look, architectural shingles look more like wood shake. They also weigh more than traditional shingles. Because of this weight, they provide greater protection (they weigh almost 50% more!). They almost always have a minimum 30-year guarantee and are rated to resist higher rates of wind than 3-tab traditional asphalt shingles.

Wood Shake Roof Shingles

Wood shake roofs look like wooden shingle roofs, except they are hand-split with power tools. This gives them an uneven, hand-made appearance that can be absolutely stunning. The issue with wood shake roofs is that they often cost 5-6 times more than traditional 3-tab asphalt shingle roofs. Wood shake roofs are very popular in areas such as Naples.

Wood shake roofs can work for certain areas, especially coastal living. Cedar shake is known to weather saltwater and salt air very well. A thick, textured appearance provides many ridges, grooves, and varying grain patterns to give the roof a rugged appearance. Shingles are much more uniform, flat, and smooth in appearance. Due to the risk of fire, many communities and building codes outright prohibit the use of wood shake and wood shingle roofs. 

While wood shake looks beautiful, it also costs a lot to maintain. Pre-treating for burn resistance, insect infestation, and general upkeep will cost much more than 3-tab asphalt shingle maintenance or dimensional shingle maintenance. Shake is more expensive than regular wooden shingles because much more material is used for the wooden shake.

Metal Roof Replacements

Aluminum, zinc, and galvalume, and galvanized steel are popular choices for those looking for metal roofing options. Metal roofing can even be coated to look like real clay or asphalt tiles, without the same amount of upkeep or price. 

For a seaside living, they offer great corrosion resistance, but often don’t fit in with the traditional look that many seaside homeowners are going for. Metal roofing can be rated between 110mph to 160mph and can last a very long time. How do you calculate and plan roofing ventilation 101 and why is this necessary? Well, there are actually quite a lot of benefits when your roof has sufficient ventilation. First and foremost, proper roofing ventilation will increase your roof’s lifespan. Blistered shingles, Ice dams, and frost in the attic are sure signs that your home is suffering from poor ventilation. In fact, proper ventilation can save you thousands of dollars on roof repairs!

Poor ventilation can cause damming (where ice builds up on your roof). This can create significant damage to your roof and decrease its lifespan. Ice damming is a result of heat in your attic combined with the sun’s heat, which causes snow to melt on your roof. When the melted water gets to the edge of the roof there will be a possibility that the roof will refreeze.  This can compromise not only your roofing system, but the whole structural integrity of your attic. With proper ventilation, hot air will be effectively removed from your attic so that it doesn’t melt the snow on your roof.

Types of Ventilation

There is a wide range of ventilation systems; however, there are only two main methods of ventilation: mechanical and natural ventilation. Natural ventilation uses wind to push the rising hot air out of a vent as exhaust.

Regional factors like climate, house style, and code requirements vary from city to city. Each system is specially designed to take all that into consideration. 

There are several types of vents. We’ll help you choose one that best fits your local climate and local codes. Exhaust vents enable hot air, or exhaust, to escape. A type of exhaust vent called a ridge vent, which is fastened onto the point where two separate roof sections meet, does quite a few things for the roof. The ridge vents are fastened underneath the shingles so that the ventilation does not 

interrupt the aesthetic of the roof design, while properly maintaining the interior temperature of the building.

Intake vents are installed at the eaves, drip edge, or under the shingles. They cooperate with ridge vents to let cool air enter the attic and force hot air to escape through the ridge vents.

Sometimes a combination of vents should be used and high and low vents should be installed for proper ventilation. High vents act like exhaust vents while low vents should act like intake vents, but it depends on the winds from the particular climate.

Crooked turbine vents are the ventilation systems that spin from the wind. They have to be installed perfectly level in order to properly function with the wind. These vents do a good job of pulling the hot air from inside of the whole house as long as the attic is sealed properly.

How do you calculate roof ventilation?

Step 1 – Use a tape measure to calculate the dimensions of the attic. If your attic spans the entire area of your house then it will be easier for you to measure the outside of your house. Let’s assume that your attic floor has an area of 1200 sq ft (30×40 ft). 

Step 2 – In order to find the appropriate venting needs of your attic, you’ll need to divide 1200 (floor area) by 150. The answer will give you your roof’s venting needs.

Step 3 – Your next step is to measure your roof ridge’s length. Multiply the length by 18 square inches. The answer is the amount of venting for a ridge provider per linear foot.

Step 4 – Calculate the dimensions of the soffit vents and then measure their areas. Make sure you have sufficient numbers in order to have extra venting for your attic. You can usually find the square footage of a soffit vent on the label. 

For example, if you use a 6×12 rectangular vent then it means you’ll need 10 of those since each one has around ½ square foot and you have to match it with the ridge vents.

Step 5 — Next, use a ruler and marking pencil to measure and mark those dimensions out onto the roof.

Step 6 — Use a jigsaw or reciprocating saw to cut along your measurements. Make sure to cut through shingles and wood underneath.

Step 7 Next, use a pry bar to loosen shingles and remove the section.

Step 8 Apply a thick layer of caulk to the flange of the vent (the bottom)

Step 9 After that, slide the vent into the surrounding shingles. The bottom part of the vent should be left exposed. Rest it on the shingles below.

Step 10 — Hammer in nails every few inches to make sure the vent is secure

Step 11 — make sure there are no loose shingles around the vent. If there are, hammer them down with some nails.

Roof Maintenance

Roof ventilation systems should be cleaned every few years or annually if the climate is severe. Blasting the vent with compressed air is the best way to remove dirt, dust, and loose insulation.

Ventilation is paramount to the overall health of your home. Not cleaning vents is equivalent to not even having them in the first palace. Prevent moisture buildup, cooling costs, the lifespan of the roof, and potential damage by cleaning the vents. This cleaning method depends on your access to an air compressor and the access of the vents, they may be too high to reach from the attic. An alternative method is pressurized water pressure. Another less effective method is a broom.

Repairing Your Fascia Boards

A fascia board is a long, straight board that runs horizontally under the lower edge of the roof.  Fascias are composed of plastic or wooden boards. Its function is to hold the guttering, support the lower part of the bottom row of tiles and distribute the weight of the roof evenly.  They also cover fittings to protect them from water. This functional roof piece is highly customizable so that you can match the aesthetic of the building.

It is of utmost importance to keep the structural integrity of your home stable — especially with all the harsh weather factors that come with living in the Florida climate.  Storms, hurricane winds, and harsh debris will surely test your home and especially the integrity of your roof. Repairing Fascia Boards

If the fascia is rotted, you could repair the wood with polyester filler in the form of a wood hardener and filler.  You would just need to remove all of the rotted wood with a sharp tool. After removal, coat the area with wood hardener and finish off with wood filler and press into area with a putty knife.  However, this fix is only a temporary fix for fascias that are mildly rotted.

In most cases, the fascia needs to be replaced.  An overview of this project is quite simple — all you need to do is remove the damaged fascia board, install a new board, seal the seams, and finish with a coat of paint.

Step 1: Gutter Removal

To remove the rotted or damaged fascia board that you are replacing, you must first remove the gutters from behind that fascia.  Unscrew the gutters with an electric screwdriver. Remove the gutter from the gutter brackets underneath the gutter and under the fascia.  Set the gutter aside. Don’t forget to remove the gutter brackets attached to the old fascia so that you can attach them to the new fascia.  Be careful to not damage the gutters upon removal.

Step 2: Make Cuts in the Board

Next, you want to make cuts in the old fascia board so that it is easier to remove.  Make cuts every 3 feet by first measuring and marking cuts. Make vertical cuts in between the roof rafters, carefully making sure not to cut the rafters.  It is safer and easier to remove the fascia in pieces. To remove each piece after the cuts have been made, use a hammer to gently knock the fascia board piece to loosen the nails. The force from the hammer should be going away from your home.  It will either fall or you will have to gently pull it out. Be sure to stabilize yourself.

Step 3: Cut Through the Remaining Nails

Because some boards are connected to the roof from the top with nails, you must use an electric saw with a blade that has the ability to cut through nails.  Saw through all the nails along the top seam of the board. This will give you a smooth, clean surface to attach the new fascia board.

Step 4:  Measure and Cut the New Fascia Board

Next, with a tape measure, measure the length of the roof where you plan to install the new Fascia Board. With a circular saw, cut the board that is made for outside use.  Wear safety glasses.

It is important that the ends of your boards connect with each other once fastened back up on the roof.  If the fascia board replacements will wrap around the corner of the house, the only way they will fit together is if you miter the ends of the boards, or set the circular saw angle to 45 degrees.  If the replacement does not wrap around a corner, regular vertical cuts with 90 degree ends are good.

Step 5: Installation

Next, measure the distance between your roof rafters. Most are spaced 12 inches, 16 inches, or 18 inches apart.   Mark the newly cut boards where the roof rafters meet the board so that you indicate where you will hammer in the nails later.  For example, if your rafters are spaced 12 inches apart, then make a mark every 12 inches on the fascia board.

Now it is finally time for installation.  Hold the board tightly in place and secure it with 1 to 2 nails that are 2 inches long.  Ensure that each end of the board is secured into a rafter so they don’t break the seal.  It is easier to have someone hold the other end while you hammer the nails in place to make sure it is tightly in place and even.

Step 6: Bonding and Painting

To prevent water from getting in between the seams, use a bonding body filler to integrate the sections together.  Reinforce the bond by applying 2-3 coats, pushing the putty into the crack each time. Cover the nails with putty as well to complete the seal of the wood and then wait at least 24 hours for the putty to fully set.

Lastly, paint the brand new fascia board that you just installed with a color that matches your house or building.  Start by painting 1-2 coats of primer on the board and let dry for at least 6 hours before painting. Then apply a layer of protective outdoor paint to make your new fascias last.  Once completely dry, finish with a few layers of paint to match your house or building. Don’t skip congratulating yourself on your hard work.
